Each real estate sale involves the preparation and negotiation of numerous documents

Documents include promissory notes, deeds of trust, security agreements, financing statements, guarantees and loan agreements. The lawyers at Taylor & Boguski will review your contract, keep track of mortgage issues, inspections and financial issues, and make sure that your rights are protected and your obligations are fulfilled.

When you ask us to handle your real estate closing, you can relax

We work closely with you, your agent, your lender and the sellers to ensure a smooth and timely settlement. We have the support staff and automated systems to handle your settlement efficiently and at a reasonable cost. We have the knowledge and expertise to explain the legal effects of all of your loan documents in plain English. We work with you at all stages of your real estate transaction. If problems are discovered along the way, we can take steps to help you in resolving those problems so that the closing will not be needlessly delayed.

At the closing, the purchaser and seller meet and transfer the title to the property

The deed, loan documents and other legally required documents are signed and all funds are disbursed. We will ensure that the closing process is conducted according to the terms of the contract, the lender’s instructions and all applicable laws. The settlement sheet (also called the HUD-1) records all financial details of the transaction including your purchase price, deposit, lender charges, transfer taxes, and required escrows. When the closing is complete, ownership of the property has changed hands.
